My Buyer’s Advantage Program is simple. Hire me as your agent, which costs you nothing by the way, to assist you with your home purchase and in addition to all of the other services I perform, I will also contribute 33% of my net commission, up to a maximum of $5000, toward your closing costs. “Net” means my gross commission minus brokerage and transaction management fees that are charged to me. These fees can vary, but typically run $600 to $900 depending on the final purchase price of the home and other factors.
Example 1: If you purchase a $275,000 home and the commission is 3%, that’s $7650 after the fees noted above. In this case, I would contribute $2524 toward your closing costs. That could be half or more of the total.
Example 2: If you purchase a $450,000 home and the commission is 3%, that’s $12,600 after the fees noted above. In this case, I would contribute $4158 toward your closing costs.
Note that commissions paid on transactions are typically paid by the Seller and the amount varies. While 3% is typical, there is no set amount.
The 33% contribution applies only to the first 20 properties shown to you in my capacity as your agent. Upon the showing of the 21st property, and any properties thereafter, the contribution toward closing expenses of any property purchased is reduced to 20%.
